Verify That the Company Is Properly Licensed in California
Pest control companies working on homes and other structures in California are regulated by the California Structural Pest Control Board.
California divides structural pest control work into different branches. Branch 1 covers fumigation, Branch 2 covers general household pest control, and Branch 3 covers wood-destroying organisms such as termites. You do not need to become an expert on licensing categories, but the distinction is worth knowing when you are hiring a company for specialized work.
Before choosing a provider, you can use the state's license search to verify a pest control business or licensee.
Licensing alone does not tell you which company is the best fit, but it is an important first check before allowing someone to treat your property.
Look for Experience With San Diego Pest Problems
Local experience matters because not every pest problem looks or behaves the same way.
San Diego, for example, is home to both drywood termites and subterranean termites. Drywood termites live within wood and do not require contact with soil, while subterranean termites typically nest in the soil and travel to structures in search of cellulose. Identifying which type is present matters because the treatment options are different.
German cockroaches provide another example. They typically live and reproduce indoors, often close to food, water, and protected hiding places. Other cockroach species found around Southern California can spend much of their time outdoors and only occasionally make their way inside.
Roof rats are also common around Southern California homes. They are strong climbers and can move through trees, dense landscaping, fences, utility lines, rooflines, and other elevated areas around a property.
A company that regularly works throughout San Diego County should understand these differences rather than approaching every pest sighting the same way.
Make Sure the Recommendation Matches the Pest
Before discussing treatment, there should be a reasonable understanding of what is causing the problem.
That can be more complicated than it sounds.
Winged ants can be mistaken for termite swarmers. Different cockroach species can point to very different problems. Droppings in an attic may provide clues about rodent activity, but their size, location, and the other evidence present still need to be considered.
Even after the pest has been identified, the extent and location of the activity matter. A few ants entering around a window are not the same problem as German cockroaches reproducing inside a home. Likewise, evidence of drywood termites in one accessible area is different from activity found in multiple parts of a structure.
Be cautious of a recommendation that seems to come before anyone has made an effort to understand what you are actually dealing with.
Pay Attention to the Inspection, Not Just the Estimate
Price matters, but a useful estimate should be based on enough information to recommend an appropriate service.
Depending on the pest, an inspection may include looking for signs of activity, possible entry points, nesting or hiding areas, moisture conditions, damaged wood, or other factors that could be contributing to the problem.
For example, roof rat activity may involve more than what is happening inside the attic. Mature fruit trees, dense vegetation, accessible rooflines, and openings into the structure can all be relevant.
With termites, determining whether the evidence points to drywood or western subterranean termites can affect the treatment recommendation significantly.
If you receive an estimate, make sure you understand what the company found and why the proposed service makes sense for your property.
Compare What the Service Includes, Not Just the Price
Two pest control estimates can have very different prices because they are not necessarily offering the same service.
Before comparing numbers, find out what each proposal actually covers.
For general pest control, that may include questions such as:
- Which pests are included?
- Is the service one-time or ongoing?
- Are both interior and exterior areas covered when necessary?
- How often are regular services performed?
- Are additional visits included if pest activity continues?
- Are rodents, stinging insects, or other pests separate services?
The same principle is especially important with termite control. A localized drywood termite treatment, whole-structure fumigation, and treatment for subterranean termites are very different services. Comparing price without comparing the scope of the work can be misleading.
Ask What to Expect From the Treatment
You should not need to become an expert in pest control products before hiring someone. You should, however, be able to get straightforward answers about what is being recommended.
Ask what areas will be treated and whether there is anything you need to do before the appointment. If pesticides will be used, the company should be able to explain what products are planned, where they will be applied, and any precautions you need to follow.
Preparation requirements can vary considerably depending on the service. Routine household pest control, bed bug treatment, termite fumigation, and wasp nest removal do not involve the same process.
A good pest control company should explain what applies to your particular service rather than handing you generic instructions that may not fit the problem.
Read the Guarantee or Warranty Carefully
The word “guarantee” can mean different things depending on the pest and service.
For an ongoing household pest control plan, it could mean that the company will return if a covered pest becomes active between scheduled visits. A termite service may instead include a re-treatment warranty with specific coverage requirements.
Do not assume that every pest, treatment, or future repair is covered simply because a company mentions a warranty.
Before agreeing to service, ask:
- How long does the coverage last?
- What pests or treated areas are covered?
- Does the warranty include reinspection or re-treatment?
- Are there conditions required to keep the coverage active?
- If repairs are involved, are they part of the same agreement or covered separately?
The details should be written clearly enough that you know what to expect after the initial work is completed.
Look Beyond the Star Rating
Online reviews can be useful, but the overall rating is only part of the picture.
Read enough reviews to see what customers consistently say about the company. Do technicians arrive when expected? Do customers feel that the problem and treatment were explained clearly? How does the company respond when additional service is needed?
Recommendations from neighbors, friends, property managers, and other local homeowners can also be helpful, particularly when they have used the company over a longer period of time.
At the same time, remember that reviews do not replace checking a company's California license or understanding the actual service agreement.
Choose a Company That Will Explain Its Recommendation
You should know what you are paying for and why it has been recommended.
That does not mean every pest problem has a simple answer. Sometimes an inspection uncovers several contributing factors, and some infestations have more than one reasonable treatment option.
What matters is whether the company can explain what it found, what it recommends, what the service includes, and what you should expect afterward.
If those answers are unclear before you sign an agreement, ask more questions.
